Cullman Housing Authority is Hiring a Housing Specialist Near Cullman, AL

Job Overview:
We are seeking a dedicated and experienced Housing Specialist to join our team. As a Housing Specialist, you will be responsible for assisting individuals and families in finding suitable housing options. Your role will involve ensuring compliance with fair housing regulations and providing support to clients in navigating the housing application process.

Responsibilities:
- Interviews, evaluates and counsels potential and current program participants on all Section 8 Housing Authority program policies and procedures including rental assistance eligibility requirements and restrictions.

- Accepts and reviews applications; performs income, background reference checks; determines eligibility of new housing applicants, performs rent calculations and performs home visits and HQS (Housing Quality Standards) inspections if necessary.

-Assist clients in completing housing applications and gathering necessary documentation.

- Maintain up-to-date knowledge of fair housing regulations and ensure compliance in all interactions with clients and landlords.

- Negotiate lease agreements and rental terms on behalf of clients.

- Collaborate with landlords to secure affordable housing options for clients.

- Utilize housing software such as SACS to track client information and manage housing applications.

- Conduct regular inspections of rental units to ensure compliance with program requirements.

- Provide ongoing support to clients, including assistance with budgeting, transportation, and accessing community resources.

- Utilize motivational interviewing techniques to empower clients in achieving their housing goals.

- Handle crisis situations and provide appropriate referrals for emergency services.

Experience:
- Associate degree (A.A.) or equivalent from a two-year college or technical school; an additional two (2) years of experience may be considered in lieu of the degree requirement.
- Knowledge of fair housing regulations and experience working with diverse populations
- Strong negotiation skills and understanding of landlord-tenant law
- Proficiency in property management software such as SACS is a plus
- Experience in crisis management and ability to handle high-stress situations effectively
